Existing Conditions

The City of Key West has dozens of zoning districts, but the city was mostly developed before zoning and has the typical mix of uses and walkability of pre zoning small town development. This type of development promotes the use of public transit for trips greater than ½ mile. By contrast, most development in Monroe County is more like Cudjoe and Summerland keys (below), where single family residential subdivisions (in yellow) predominate, and homes can be a half mile or more from the nearest commercial development (in red, mostly along US 1) or the nearest bus route.
